📋 Before Move-In DayDo First
1
Sign Your Lease & Pay Security Deposit
Your lease must be fully signed before keys are issued. The security deposit (equal to one month's rent) must clear before move-in day. You will receive a receipt and a copy of your signed lease via email.
2
Set Up Electric Service with UPPCO
Call UPPCO at (800) 562-3935 or visit uppco.com at least 2 business days before your move-in date. Have your unit address, your Social Security Number, and your move-in date ready. Service must be in your name from Day 1 — a $100 reconnection fee applies if not set up in advance.
Set Up Natural Gas (if applicable) with Semco Energy
If your unit uses gas heat or appliances, call Semco Energy at (800) 624-2019. A technician may need to visit to turn on service — schedule this 3–5 days in advance. Keep the account in your name throughout your tenancy.
Michigan law and your lease require renter's insurance with at least $100,000 liability coverage. Average cost is $15–$25/month. Popular options include Lemonade (lemonade.com), State Farm, Allstate, or Progressive. Email proof of coverage to superiorrentalsllc@gmail.com before or on move-in day.
Submit a mail forwarding request at your nearest USPS location or online at usps.com. Your new address is: —. Allow 5–7 days for forwarding to activate.
Coordinate key pickup time with your property manager Andrew Arroyo at (906) 360-4458. Keys are typically available after 12:00 PM on your lease start date. You will receive: 2 unit keys, 1 parking permit (if applicable).
7
Complete the Move-In Condition Report
Walk through every room with your property manager and document any pre-existing damage on the Move-In Condition Report. Take photos or video of everything — walls, floors, appliances, fixtures. Return the signed report within 48 hours. This protects your security deposit at move-out.
8
Locate Emergency Shutoffs
Know where to turn off water (main shutoff valve, typically under sink or in utility closet), the electrical breaker panel, and the gas shutoff (outside near the meter). In an emergency, this knowledge is critical. Ask your manager to show you these during the walkthrough.
📅 Within Your First WeekDays 2–7
9
Set Up Internet Service
Schedule installation with your chosen provider — AT&T, Spectrum, or U.P. Broadband. Installation appointments typically take 1–2 weeks to schedule, so call as soon as possible. See the Local Resources page for contact numbers and options available in Negaunee.
Michigan requires you to update your driver's license address within 30 days of moving. Visit the Secretary of State branch in Ishpeming or update online at michigan.gov/sos. Your vehicle registration should also reflect your new address.
Update your voter registration with your new address through the Marquette County Clerk at (906) 225-8415 or online at michigan.gov/vote. Michigan has same-day voter registration, but updating in advance ensures no complications on election day.
12
Get a Library Card
The Forsyth Township Public Library offers free library cards to Gwinn area residents. Visit 180 W Flint Street with your lease agreement and photo ID. Library cards give you access to books, DVDs, digital resources, and community programs. 📞 (906) 346-3433 · 🌐 forsythtwplibrary.org

For every 3 full calendar days the payment remains unpaid after that, an additional $50 late fee is added. Repeated late payments may result in lease termination.
14
